ERG Brownfields Former McDonald's

Former McDonald’s

A Phase II Environmental Site Assessment was performed by ERG in January 2018 at the former McDonald’s property located downtown Muskegon due to former uses of the property including: a vulcanizing (rubber treating) company, a battery storage shop, hat and clothing cleaners, a paint shop, an auto repair shop, and an auto filling station that utilized three gasoline underground storage tanks (USTs). Based on the due diligence investigation, it was determined that the soil at the site contained tetrachloroethylene (PCE) and petroleum hydrocarbon constituents.

ERG Brownfields Harbortown

Harbortown Development
Detroit, Wayne County, MI

ERG performed real estate due diligence and Brownfield services for the redevelopment of a former industrial property. This project involves the redevelopment of a portion of the Harbortown apartment complex. The property was occupied by various industrial businesses during the late 1800’s and early 1900’s. By the 1970’s most operations on the site had ceased. In 1995, the site was the subject of a site specific Type C closure. Recent investigations determined that contaminants on the site exceed the current Generic Residential Cleanup Criteria.

Former Eloise Psychiatric Hospital
City of Westland, Wayne County, MI

The former Eloise Psychiatric Hospital Complex historically covered over 900 acres and was developed with numerous buildings and structures, including a psychiatric hospital and mental health facility, which was initially developed around 1839, and continually expanded through the 1930s. To address the petroleum-impacted soils at the property, ERG prepared, on the behalf of the City of Westland, an application for an EGLE Refined Petroleum Fund (RPF) Grant to help cover the costs of the redevelopment of the property, including the excavation of petroleum-impacted soils. In May 2022, a $470,000 grant was awarded to the City of Westland to help cover costs of impacted soil removal, transportation and disposal, post-excavation sampling, backfilling and restoration, and consultant oversight and reporting.
